The Cote is a beautifully presented converted Cart House/Piggery/Dairy that is completely self-contained. This project is supported under the England Rural Development Programme by the Department for Environment, Food and Rural Affairs and the European Agricultural Guidance and Guarantee Fund. It stands on a gentle hill facing south, on a 200-acre working farm with ponds, birds and animals. Little Upton Farm enjoys magnificent views across a valley of mature parkland towards Culver and Ashey Downs, with glimpses of the sea at Whitecliff and Yaverland Bay.
Providing peaceful, relaxing and comfortable individual accommodation in its own little haven. The Cote has its own private walled courtyard with steps up to a secluded fenced decking terrace and lawn.
Sandy beaches are within a short drive (nearest 2 miles). Sailing, golf, fishing, riding, shops, restaurants and pubs are within 2 miles (Ryde). Seaview 3 miles. |
 Entrance to this delightful property is via the private walled courtyard and through patio doors leading into the open plan lounge, dining and kitchen area. (the kitchen is semi enclosed).
The lounge area has an electric log burning effect fire and exposed old oak beams with a wooden floor. The dining area provides seating for six. At the far end of the 32ft room is the fully equipped farmhouse style kitchen.
Two steps lead up to a small galleried landing. The two bedrooms lead off from this via their own doors. Bedroom 1 is a large room with a 5ft double bed with ciel de lit and en-suite bathroom with shower, wc and basin. Bedroom 2 is a large twin room with an extra pull-out single bed if needed. This room has an en-suite bathroom with bath, wc and basin.

Beyond the farm are many local pubs and restaurants which come highly recommended and are within easy reach either on foot or by hourly buses.
Little Upton Farm has won the NFU Conservation Award for its conservation work, a bridlepath and several footpaths cross the farm for delightful walks in open and varied countryside. The Island's sandy beaches are also close at hand.
